What convinced us here is the building: three houses on Calle Las Damas, more than...
The Colonial Zone is a grid of sixteenth century streets that people still live in, and Calle Padre Billini runs through the quieter part of it. Billini Hotel occupies restored houses at numbers 256 to 258, behind a facade that gives away very little. Inside, the plan opens into courtyards; on top, the roof opens onto the dome of the Regina Angelorum church, close enough to read the tiles. The house describes itself as a design hotel in a historic shell, and both halves of that phrase are visible in a single glance: old stone and lime on one side, contemporary lines and a pool on the other.
Scale is the first reason. Twenty-four rooms and suites, one furnished apartment and one villa is a house rather than a hotel floor plan, and the service follows from the number. The second is that the restoration was done on the building’s terms: the courtyards are the circulation, not a decorative afterthought, and the room categories are named after what they look at rather than after a loyalty tier. The third is the roof, which does the work a resort pool does elsewhere, in a district where very little else has one. Pets and children are both accepted.
Calle Padre Billini sits a short walk from the Catedral Primada de America, the oldest cathedral in the Americas, and within the same radius as Plaza Espana and the Alcazar de Colon. That is the texture of the district: the monuments are not an excursion, they are the way to the restaurant. The streets are cobbled and narrow, which makes this a walking address by design rather than by choice, and the car stays in the hotel’s secure parking. The evening is the district’s own hour, when the courtyard bars fill and the cathedral square empties of day visitors.

A small count leaves room for real differences between one room and the next. Deluxe Corner Kings take the angles of the building and the light that comes with them. Spanish Courtyard rooms open onto the interior patios, which is the quiet choice. Cathedral View rooms do what the name says. Above the room count sit two larger options that change the arithmetic for a group: a furnished apartment and a private villa, either of which makes a week in the Colonial Zone workable for four or more without booking a second address.
Two restaurants run the evening, Moon and Castil, both opening at six. Plus Bar covers the long middle of the day, from mid morning until late, which matters in a district where the heat sets the schedule. Pizzaria Le Petit Cyrano completes the set for the night when nobody wants a tablecloth. Breakfast is included, and the sensible thing is to take it upstairs. Beyond the door, the Colonial Zone’s own tables start within a block, so the hotel never has to be the whole answer.
The roof is the reason to book a second night. The terrace looks onto the Regina Angelorum dome and across the tiled roofs of the district, the pool is small in the way that rooftop pools are, and the hour to be up there is the one when the stone turns orange and the street noise drops. A spa on the property covers the afternoon that precedes it.
