Eight Houses Instead of One Hotel

Nothing about this place behaves like a hotel. There is no lobby to check into and no lift to take, because Casas del XVI is eight separate houses standing in the streets of the Ciudad Colonial, restored one by one and run as a single address. Between them they hold twenty-one rooms and suites. The buildings run from the sixteenth century through to the early twentieth, so the architecture changes as you walk from one to the next: a stone arcade here, a shaded loggia there, courtyards planted and cooled, and in most of the houses a pool set into the paving. The base on Padre Billini is the anchor, and the rest of the collection sits within a few streets of it.

Why It Works

Santo Domingo is the oldest European city in the Americas, and almost nowhere lets you sleep inside that fact. This does. What convinced us is the confidence of the conversion: nobody has flattened the houses into a uniform product, so a stay is shaped by which casa you are in rather than by a brand standard. The service carries it, with spa treatments brought to the room, bicycles left at the door, and the kind of local programme that puts you in an architect tour or an artisan workshop rather than on a bus. Why This Location

Padre Billini runs through the heart of the colonial quarter, and the houses sit around it. That puts the Catedral Primada, the first cathedral built in the Americas, a few minutes away on foot, with the Fortaleza Ozama and the river walls a little beyond and the restaurants of Calle Las Damas and Plaza de Espana in between. The quarter is small and made for walking, which is the whole point: dinner, a bar, a late return through streets that were laid out five centuries ago still lit and lived in. The airport is a little over half an hour by road. The beach is not the proposition here. The city is.

A Room, a Suite, or the Whole House

The unit of booking here is unusual and it is the thing to think about first. Take a room and you are a guest in a private house with a handful of others, sharing a courtyard and a pool that most hotels would call an amenity and that here feels like a garden. Take a suite and you get the better proportions, usually the rooms that were the principal chambers. Take the whole casa, which groups and families do, and you have a sixteenth-century house in the middle of a world heritage quarter with staff attached. Each house has its own character and its own century, so it is worth asking which one you are being put in rather than accepting the allocation.

Bicycles, Courtyards and the Slow Day

A day here is built on foot and on two wheels. The bicycles are complimentary and the quarter is flat, which is the fastest way to understand how the old city fits together. Back at the house, the courtyard does the work an infinity pool does elsewhere: shade, water, and a place to sit out the middle of the afternoon. Spa treatments come to the room rather than the other way round. Two things to weigh. This is a scattered hotel, so the house you are in decides your front door, your pool and your walk. And it is a city address in a historic quarter, so evenings are streets and restaurants, not a beach bar.
