An Art Deco House That Kept Its Original Floors

The Zona Colonial wears its age well: cobbles, shuttered facades, churches older than most countries on the map. Hotel Villa Colonial sits inside that grid on Calle Sanchez, in a house built in the 1920s, when Art Deco reached Santo Domingo and the city built low, cool and square. The restoration kept what mattered. The patterned floor tiles are the originals, slightly uneven underfoot, and they set the tone for everything above them. Eleven rooms, a courtyard planted with tropical trees, a pool in the middle of it, and a terrace that looks down on the water. It is a house that became a hotel, not a hotel dressed as a house.

Why It Works

Santo Domingo has grand hotels and it has hostels, and between the two there is a thin band of buildings that were somebody’s home first. This is one of them. Eleven rooms means the courtyard is never crowded and breakfast never becomes a canteen. What convinced us is the restraint: nobody has tried to turn a 1920s townhouse into a design statement, and what is left is an address rather than a product. Rates include breakfast and taxes, which inside the walls is worth knowing, and the desk works in Spanish, English and French.

Why This Location

Calle Sanchez runs through the middle of the colonial quarter, one street back from the noisy part. The Catedral Primada, the first cathedral built in the Americas, is a two-minute walk. Parque Colon and the cafes around it are barely further. Calle El Conde, the pedestrian spine where the city shops and watches itself go by, is three or four minutes north. The Alcazar de Colon and the Plaza de Espana, where the quarter meets the Ozama river, are about ten minutes on foot. What the address buys you is the ability to go out after dark and walk home, which is the entire argument for sleeping inside the old city rather than out in the new one.

Eleven Rooms, Five Ways to Sleep in Them

The categories run from a genuine single, which is rarer than it should be, through doubles and triples to the Superior with Terrace and the King Courtyard Deluxe. The last two are the ones to ask for: one gives you outdoor space of your own, the other puts you level with the courtyard and its trees. All of them are done in a classic register, dark wood and pale walls against those floors, with a safe, a refrigerator and a kettle. Nobody is competing with the building, which is the right instinct in a house of this age.

Breakfast on the Terrace, and What to Expect

Breakfast runs mid-morning on the terrace above the pool, cooked to order from local produce, and it is the part of the stay guests talk about. The rest of the day the courtyard does its job: shade, water, and the sound of the quarter kept at one remove. Two things to weigh before booking. This is a small house in a protected historic district, so rooms are sized to the building rather than to a floor plan, and eleven of them go quickly in high season. And the beach is not here. Villa Colonial is for people who came for the city, and who will drive to the sea another day.
